January luncheon speakers will lead a discussion on Eviction. 

UNCG Center for Housing and Community Studies has been exploring eviction diversion. 

Some of the quesions that will be explored are:

  • Landlords budget for vacancy and rent loss currently, we have rents set at levels where the property can absorb certain percentages of lost rent. How would this program be different from us simply raising rents more and using the increased funds to cover more lost rent from evictions?
  • If the property funds the eviction diversion, then it is covering the residents rent for a period of time. what is the timeline for the resident to start paying their rent again, what is their motivation for starting to pay their rent again and was assurance would we have that they would ever be able to start paying their own rent again?
  • If the program limits the number of times each resident can participate in the diversion program, or if it doesn’t, what would be in place to stop residents from all taking their turn getting free rent?
  • If we put money away each month, only to help with eviction diversion, why would we not be better off putting the same amount away each month and having it available for any and all property needs?
  • Is there a monetary incentive to eviction diversion? 
  • What are some numbers from your research?
